Your information, in plain English.
Effective July 18, 2026. The short version: we record your questionnaire answers so the tool can give you real numbers, we don't ask who you are until you want something that requires it, and we never sell your information to anyone.
The first-time buyer hub & calculator
The questionnaire is anonymous by default. We don't ask for your name, email, or phone number to use it. As you answer, your responses, income, savings, debts, credit range, target neighborhoods and the rest, are saved both in your browser and to our servers, attached to a random session identifier and nothing else. That identifier isn't derived from your name, your email, or your device; on its own it doesn't tell us who you are. We do this so the tool can improve, so we understand which parts of the process people get stuck on, and so your answers aren't lost if your browser clears its storage.
You're asked for contact details only when you want something that needs them: a saved report link, a resume link for another device, or a consultation. At that point the answers you already gave are associated with the email address you provide, so we can deliver what you asked for and be prepared for the conversation. That association is the moment the session stops being anonymous, which is why we ask for it explicitly, and never earlier.
The mortgage calculator is separate and simpler: it runs entirely in your browser and sends nothing anywhere unless you sign up for rate alerts.
What we collect, and why
- Contact details (email, optionally name and phone), only when you provide them, to deliver report links, resume links, and consultation replies.
- Questionnaire answers and results, household income, savings, monthly debts, credit range, household size, military service, first-generation status, timeline, and the neighborhoods and property types you're considering. Recorded as you answer, against a random session identifier, to produce your results, to improve the tool, and, once you give us an email, to prepare for a useful conversation. We never collect Social Security numbers, dates of birth, or credit reports; the credit question is a self-estimated range and we do not run a credit check.
- Usage analytics, anonymous interaction events (which step of the questionnaire was reached, which articles are read) via PostHog, configured so that dollar amounts and typed answers are never included. We use a self-hosted relay and do not use third-party advertising trackers.
- Emails we send you, we log what we sent and delivery status (delivered/bounced) so we never keep emailing an address that bounces.
- How you found us, standard campaign parameters (e.g. "came from Instagram") to understand which of our efforts are useful.
What we never do
- Sell or rent your information. Ever, to anyone.
- Run advertising trackers or share your data with ad networks.
- Send you marketing you didn't ask for. Updates (rates, program changes) go only to people who checked the box, and every email has a way out.
- Record your screen while you type financial answers: session replay is disabled on the questionnaire and report pages, and masked everywhere else.
Who processes data on our behalf
Cloudflare (hosting and secure storage, US), PostHog (anonymous product analytics, US cloud), Resend (transactional email), and Mailchimp (the newsletter, only if you subscribe). Each receives only what its job requires.
How long we keep things
- Saved reports and lead records: up to 24 months after our last interaction, then deleted.
- In-progress questionnaire sessions that were superseded: 6 months.
- Anonymous analytics events: 12 months.
- Anything in your browser's local storage: yours, clear it any time in your browser settings.
Your rights (California and everyone else)
Under the CCPA you can ask what we have about you, ask for a copy, or ask us to delete everything. We extend the same to everyone regardless of state. Email info@niceporchla.com and we'll act on it promptly: deletion removes your reports, saved answers, notes, and email history in one step, because the system was built so that it can.
Cookies
One functional cookie (np_lead) exists only after you save or share, so your report and saved
progress recognize you; it expires after 90 days of inactivity. Anonymous analytics use a random identifier that
is not tied to your name or email unless you later choose to save.
